Landlords & property managers
Get the property ready without chasing five different contractors.
Cleanouts, painting, flooring, carpet care, deep cleaning, exterior work, mounting, and make-ready services for rental properties and portfolios.
Property work, not property management
Wilke Service Co. handles maintenance and make-ready work. We do not advertise rentals, place or screen tenants, negotiate leases, collect rent or deposits, or act as the property manager.
Turnovers and make-ready workVacant units that need to be ready: debris out, surfaces reset, and the next occupant able to move in.
Flooring and painting between tenantsWorn floors, scuffed walls, and cabinet touch-ups quoted as part of the same turnover when they belong together.
Cleanouts and problem propertiesLeftover contents, heavy debris, and estate or eviction cleanouts quoted from photos and access.
Scheduled occupied-property workCarpet, odor treatment, and other work that has to happen while a unit is still lived in — planned around access.
Multi-property and portfolio requests
Send several addresses in one request, or upload a property list. Recurring make-ready work can be quoted as a standing relationship when the units and timing are a fit.
Completion photos and job notes go back with the work so you have a record for the file — not a substitute for a walk-through when you need one.
Send Multiple PropertiesA simple four-step process
Step 01
Send the property and the work
One unit or a list. Photos, access, and the ready date are enough to start.
Step 02
We quote what belongs in this visit
Cleaning, flooring, paint, cleanout, and setup can share a request. Work that belongs with another trade is named, not hidden.
Step 03
Schedule around access
Keys, lockbox, utilities, and occupancy decide the sequence.
Step 04
Job documentation
Completion photos and notes so you can see what was done without another site visit.
FAQ
Landlord & property-manager questions
Do you provide full property management?
We provide property maintenance, turnover, cleaning, flooring, painting, cleanout, and setup services for landlords and property managers. We do not advertise rentals, place or screen tenants, negotiate leases, collect rent or deposits, or act as the property manager for the property.
Can one request cover several units?
Yes. Add each address, or upload a property list. Each unit may still need its own look, but you do not have to start a new request for every door.
Do you work in occupied rentals?
Yes, when access is arranged. Vacant units can often move faster. Tell us whether utilities are on and how we get in.
Will you send photos when the job is done?
Completion photos and notes can be included with the work so you have a record without another trip to the property.
